Housing regulations

This page provides an overview of the regulations which are applicable if you are going to register for AUAS housing or if you have already been assigned a room through the AUAS.

 

Terms & conditions

If you would like to use the AUAS student housing service, please be aware of our terms and conditions. In short, they state:

  • An accommodation is not guaranteed
  • Your housing contract is for a fixed period
  • It is not possible to extend/shorten your contract
  • You will only receive one housing offer from only one housing partner
  • The AUAS housing fee is non-refundable
  • You agree with all additional costs associated with renting a room
  • You agree that we store and use your personal data for a maximum of 3 years
  • You agree that we share your personal data with a housing provider
  • It is not possible to request a specific location or building

AUAS housing fee

When you submit your application for AUAS student housing, you will be charged a housing fee.

Rental period

When you sign your rental contract, you agree with the fixed rental period with a maximum of 2 semesters. It is not possible to rent month by month, nor can you terminate your room contract early*. This means you will be responsible for the rent until the end of your contract.

*Unless you officially terminate your AUAS study enrolment early for compelling reasons.
*Note for exchange students: leaving Amsterdam before the official end date of your (Erasmus) exchange period does not count as a cancellation of your study enrolment.

 Some locations will not have the fixed end date of 12 or 15 August 2022, but a date in June or July due to arriving Summer School students.
** Bachelor and Master (degree seeking) students will always receive a room offer for 2 semesters.

Contract end dates

Please be aware that it is not possible to get reduced fees for late arrival or early departure. Rental contracts can not be cancelled before the end of a semester.

When this contract ends, you will need to arrange your own housing (if your study programme continues after this period). Please be aware that finding accommodation in Amsterdam after this period can still be very complicated. We strongly advise you to register on Dutch student housing websites even before you arrive.

Exchange students

We will try to offer as many exchange students as possible a rental contract with an earlier end date than 12 or 15 August 2022, taking the AUAS academic calendar into consideration. When you have the option to choose between several rooms in the booking platform of the housing provider, make sure you choose an end date which suits the academic calendar of your study programme. If you are not sure of the end date of your study programme, please contact your international office.

Unfortunately, some housing end dates will be before the official end of the semester when available rooms run out. If you get a room offer with an earlier end date (in June, instead of July or August), we recommend that you find a hostel for the remaining days of the semester. We understand that this is far from ideal, but at least you have secured housing for almost the entire semester.

Cancellation and refund policy

If you want to cancel your reservation, please contact housing@hva.nl. Again, be aware that you will unfortunately not be able to reserve another room when you cancel your room reservation.

Refund policy

It depends on when you cancel your housing application if you receive a refund. Below you will find an overview of the cancellation and refund policy of the AUAS housing fee and the costs that you made when booking your room at one of the housing providers.

No refund*

Check the cancellation policy with your housing provider, but as a rule: A room reservation can be cancelled free of charge (refund of deposit and first month rent), up to one month before the start date of the lease. The administration fee will never be refunded.

*Unfortunately no exceptions can be made if your visa application or study or course enrolment was unsuccessful.

Can I cancel my rental contract if I have already arrived in Amsterdam?

Our rental contracts are semester contracts with a fixed end date. When you sign your rental contract, you agree with the fixed rental period with a maximum of 1 or 2 semesters. These contracts can only be terminated early when you cancel your study enrolment.

Changing your room

You can only book one room. Please be aware that you cannot change rooms after making your room reservation. We are unable to send a second offer if the first offer does not meet your expectations. If you cancel your reservation, you will not be able to reserve another room. Changing rooms after arrival or during the semester is not allowed.

Special needs & medical conditions

If you have any special needs regarding your accommodation due to disabilities or medical conditions please contact housing@hva.nl timely to discuss your housing options. 

Make sure that you have an official medical statement with information as to why you have specific needs for your housing. You need to upload the statement in your housing application. If you do not contact AUAS Housing well in advance, it will be unfortunately difficult to meet your housing needs.

Room inventory

All offered rooms are furnished with standard bedroom furniture unless otherwise stated. This includes a bed, wardrobe, a desk or workstation and a chair. The housing provider will inform you about the available furniture and amenities in your reserved room. Most housing corporations also provide starter kits, bed linen sets and/or kitchen sets. Your housing provider will inform you about this before you arrive.

Late arrival

Will you arrive more than seven days after the start date of your lease? It is very important to notify both housing@hva.nl and the housing provider. Please note that if you fail to do so, the room will be given to another student and you will still be charged for the first month's rent and administration costs.

Disclaimer for AUAS housing service for Bachelor's, Master's and exchange students

By signing our online housing application (by checking the box at the penultimate paragraph of the form), and by paying the AUAS Housing fee (at the final paragraph of the form), you claim to have read and understood all of our following terms and conditions:

The Amsterdam housing market is extremely difficult, and participating in the AUAS Housing program does not in any way guarantee you a room. In fact, we can only provide about half of our applicants with a room.

The room contract is for a fixed period of time. Once you have signed this rent contract with one of our housing partners, you agree with the fact that you cannot extend or shorten your room contract.

Your room contract cannot be terminated during the term that you have initially signed for (in principle, one or two semesters). In other words, you have the obligation to pay rent for the entire rental period initially agreed upon.

You will only receive one housing offer.

This offer may not be within the budget category you have selected, or it may not be at the location you had in mind.

Most of our housing locations are not in the city center, and might not be close to university buildings. Therefore, there is a substantial possibility that your room will not be centrally located, and that you will have to commute daily (max. 50 minutes one-way by public transportation).

If you choose public transportation as your daily means of travel, consider that fares in the Netherlands are quite expensive. A good (and common) alternative is travelling by bicycle.

Our housing fee is non-refundable. This means that when you decline our room offer, you will not get your money back. You will then proceed to the end of the waiting list. Only if we cannot offer you a room at all, your housing fee will be refunded.

Aside from the housing fee, you will have to pay additional costs associated with renting a room through the AUAS housing service, namely administration fee, deposit, and rent imposed by the housing partner.

After renting a room for a maximum of one academic year through AUAS Housing, our housing services will end, and you will have to find a room by yourself. The AUAS cannot help you find a room after this period of time.

Privacy statement

You agree that the information sent in the housing application form will be used by the AUAS to offer our housing services. For that reason the AUAS stores, and shares this information with its housing partners and the Municipality of Amsterdam. These housing partners require this information to offer rooms within the contingent of the AUAS, while the Municipality needs it to designate you as a resident of Amsterdam. In order to be able to establish if you are still eligible for a room through the AUAS housing service, the AUAS will save your data for a maximum of 3 years. The AUAS will also use this information to approach you for participation in research to improve our service.
